Certified   mountain   specialist 

One of the biggest pieces of advice I can give someone looking to sell their foothills or mountain property is to team up with a "Certified Mountain Area Specialist". This is a certification that the National Association of Realtors gives Realtors once they complete many hours of extensive mountain training. Well & Septic

There are a lot of extra steps when buying a mountain home. In addition to your Home Inspection you will want to test your Well. Flow test, output, bacteria, etc. The Seller will be required to have the septic tanks inspected and pumped before Closing. It is important to test these items. I will guide you through this process.

Fire Mitigation/ Wildfire Risk

Wildfires are a huge concern for many new Buyers moving to the mountains/foothills. Chances are you are aware of fire danger but how can we best mitigate your new property or be on the lookout when touring homes. I help all my Buyers educate themselves on fire safety and fire preparedness when moving here.

Insurance 

Getting Homeowners Insurance in the mountains can be a dauntly task for a Buyer. I help all my Buyers and connect them with a reputable Insurance Broker that help find the best rates and coverage. Not all homes can be insured up here and we need to do ample research to make sure your home has coverage.

Survey/ Zoning/ Title

Every single Buyer I represent- I verify all the important documentation before we offer on any property. This will confirm many items that other realtors may miss. I verify zoning, permits, errors and omissions, use permits, well permits, tax assessments, and more!
